No matter the type of waterproofing installed, if the water around the foundation cannot drain away, problems will arise. The force a standing body of water exerts, will eventually find a weak spot in the foundation and start to seep into the basement.
Typical systems include drain tile around
the perimeter of the foundation. The primary
disadvantage with exterior drain tile is the need to
maintain these systems. If the system is not cleaned out
(about every five years) it can be prone to failure.
